Every alteration labelled · every original kept
What Curbframe does
Curbframe is the listing-photo app built around honest disclosure. Make your photos look better — not different — and where an edit does change the property, Curbframe labels it for you and keeps the original. It runs the enhancement on your iPhone, classifies every edit as exempt or disclosure-required, burns a non-removable label onto the altered ones, and builds a Disclosure Sheet for the whole listing.
Enhance on device — free
Auto exposure, white balance, contrast, and sharpening. Lens-distortion and vertical/perspective straightening. Crop, level, and rotate. Sky enhancement that recovers the sky you already have. These adjustments run entirely on your iPhone — no upload, no credits — and they don't require a disclosure label, because they change how the same scene was captured, not the scene itself.
Stage, declutter, and replace skies — labelled by default
Furnish an empty room with virtual staging. Remove movable clutter. Swap a grey sky for a clear one. These edits change the photo, so Curbframe treats them as disclosure-required: every result comes back with a permanent “DIGITALLY ALTERED” label burned into the image, and your original kept alongside it.
- The disclosure engineEach edit is classified exempt or disclosure-required, a non-removable label is burned onto altered photos, the untouched original is kept and linked, and a Disclosure Sheet is generated for the listing — which images were altered, what changed, the board wording, and a link to each original.
- It refuses to concealCurbframe won't hide a defect (water damage, cracks, mould, rot, damaged wiring, broken fixtures), won't add or remove rooms, windows, or square footage, and won't depict an impossible view or sky. It blocks the edit and tells you why, citing the rule.
- The original is always keptYour original, unaltered photo is never modified or deleted, stays on your device, and is included in every export next to the labelled version.
- Wording presetsShips with a California AB 723 preset (Business & Professions Code §10140.8) and a generic MLS / NAR preset. The app over-discloses by default, because under-disclosure is the risk.
Built for whole listings
Import a full listing, review every photo in a grid, and export in one tap: the enhanced set, the labelled staged set, the originals, and the Disclosure Sheet — sized for common portals. Try it in Guest mode with no account; a full sample listing is built in.
Pricing
Free: unlimited on-device enhancement, three listings, and watermarked exports. Curbframe Solo — $14.99/month, or $119.99/year with a 2-week free trial — adds the disclosure engine on clean exports, original retention, and 30 staged rooms each month. Need more rooms? Staged-room credit packs (20, 50, or 150) are consumable and never expire. You always see the cost before you tap.
Curbframe is an independent tool and is not affiliated with, or endorsed by, any real-estate board, MLS, or government agency. It helps you disclose and keep originals; it does not provide legal advice.
